We’re looking for a hands-on, forward-thinking Construction Foreman who can lead field operations, manage subcontractors, oversee renovation and development projects, and play a key role in refining our construction systems as we scale. You’ll be the boots-on-the-ground leader ensuring our properties are developed on time, on budget, and with high-quality execution.

This isn’t just a job—it’s a launchpad. You’ll be working directly with leadership, shaping company strategy, and growing into a leadership role as REIF expands into full-scale contracting and development.

• Supervise and coordinate multiple job sites—flips, new builds, buy-and-holds, and repositioning projects.
• Visit each site daily to hold subcontractors accountable, troubleshoot issues, and ensure quality and timeline adherence.
• Perform minor hands-on work as needed to keep jobs moving efficiently.
• Recruit, vet, and build a network of reliable subcontractors across trades.
• Maintain ongoing relationships with contractors, vendors, and suppliers.
• Implement and improve processes for project scheduling, cost tracking, and contract management.
• Help manage properties in REIF’s rental portfolio—handling maintenance coordination and capital improvements.
• Contribute to project planning, purchasing decisions, and site logistics.
• Participate in strategic planning and company growth initiatives.
• Contribute to building internal systems, SOPs, and long-term development structures.

• Proven experience overseeing residential construction and renovation projects (flipping, rental, or ground-up).
• Strong leadership and communication skills with the ability to motivate subs and keep projects on schedule.
• Ability to work in a fast-paced environment and pivot quickly as new opportunities or challenges arise.
• Entrepreneurial mindset with a strong desire to grow with the company.
• Familiarity with project management software, schedules, and scopes of work.
• Experience with budgeting, permits, inspections, and job costing is a plus.
• Integrity, accountability, resilience, and a high standard of workmanship.
• Valid driver’s license and reliable transportation required.

• General Contractor’s license or equivalent experience
• Degree in Construction Management or Business
• OSHA certification or safety training
• Familiarity with Virginia building codes and permitting processes
